Community Hub

The Baw Baw Shire Council engaged us to conduct a comprehensive feasibility study with the main purpose to examine two locations for a Community and Children’s Services hub for the township of Drouin.  Two sites within the main business district of Drouin chosen for the new Childrens Centre and Community Hub.

The initial phase of the feasibility study comprised an examination of demographic change and projected population growth over a twenty year period.

Council had previously undertaken consultation with community representatives to gauge stakeholder needs. From this we analysed the needs of the groups to determine their floor area requirements and servicing needs. Each location was analysed to assess potential catchment areas based upon accessibility issues including proximity to public transport, pedestrian and bicycle access. Our work included reporting on planning issues and building regulatory requirements in line with Council’s Planning Scheme and Building Code requirements.

The study concluded with concept drawings for each of the two locations, cost estimates and an assessment of the technical feasibility of each concept including the impact that the construction would have on existing services.
